Plumber in Anthem

Anthem Parkside and Anthem Country Club, up the I-17 below Daisy Mountain. One master plan, built in one push, now aging in one push.

Anthem was built all at once

Anthem went up as one master-planned community starting in the late 1990s, north of Phoenix along the I-17. Most of its homes were built over the decade that followed.

That means much of the town reaches the same age at the same time. Original water heaters, pressure regulators, and shutoff valves are hitting 20 years and more together.

Anthem also sits higher than the Valley floor, and winter nights run colder. Pipes nobody worries about in Mesa can freeze up here on the coldest nights.

What Anthem homes run into

A town built in one push ages in one push. Here is what that looks like in Anthem.

01

Original tanks on borrowed time

A tank gets 8 to 12 years in Valley water. A home from the early 2000s is on its second tank by now, or still on the first and overdue.

02

Exposed pipes on cold nights

Hose bibs, the irrigation backflow device, and lines to a softener or pool pump sit outside. On a hard freeze an uncovered one can split. Cover them, and know where your main shutoff is.

03

Regulators and expansion tanks from the build

The regulator on the main and the expansion tank on the heater went in when the house did. When either one fails, pressure climbs and the heater relief valve starts to drip. That drip is the warning.

04

Newer pipe that does not need a repipe

Homes here got newer pipe: PEX, CPVC, or copper. No galvanized. A leak usually means a bad fitting, valve, or fixture line, and we fix that part.
