Surprise built fast, and the clock caught up
Most of Surprise went up between 2000 and 2008. Marley Park, Surprise Farms, and Sierra Montana are all crossing the 20 year mark now. The parts a builder buys in bulk are the parts that fail in bulk.
Sun City Grand is its own case. Thousands of homes, many still on the first water heater and the first softener in the garage. Owners there want the work quiet and clean, and the community has its own rules on trucks and trenching.
Then there is the Original Town Site near Grand Avenue. Those homes are decades older and smaller, with older drain pipe under them. One city, two very different jobs.

Sun City Grand and the early tracts are full of softeners nobody has serviced. When one stops passing soft water, the heater takes the hit and no one knows for months. So we check the softener any time we look at a heater in a Surprise garage.
Angle stops and regulators from the boom
Builders working fast used the cheapest valves on the shelf, and two decades of hard water finished them off. You see it as a drip under the sink or pipes that bang when a faucet shuts. Both are small jobs caught early.
Leaks on the long run from the meter
A green patch in a gravel front yard is often the first sign, along with a bill that climbs while nothing changed inside. That leak is out on the line between the meter and the house. We pinpoint the spot so the repair is one hole, not a trench across the front.
Drain lines in the Original Town Site
The older blocks near Grand Avenue hold the oldest pipe in the city. Roots and cracked joints put those homes on a backup cycle. Lining the pipe from the inside ends that without tearing up a yard.
