Water pressure
Water pressure and regulator repair in Mesa
Too much pressure breaks things quietly. Too little makes every shower a fight. We put a gauge on it and fix whichever one you have.
The valve most people have never heard of
Many Valley homes have a pressure reducing valve, or PRV, on the main line where it enters the house. It takes the street pressure and lowers it to a level your pipes and fixtures can live with.
It is a wear part, and it can fail two ways. Fail open, and full street pressure runs through the house. Fail partly closed, and every tap runs weak at once.
Most homes run well between 50 and 70 psi. Plumbing code caps a house at 80.
Signs your water pressure is off
High and low pressure give different signs. Here are both.
- Pipes bang when a faucet or the washer shuts off
- A toilet refills on its own every so often
- The water heater relief valve drips, or its drain line is wet
- Faucets spit hard for a second when you open them
- Washer or dishwasher hoses bulge or burst
- Every shower in the house went weak at the same time
One weak faucet is usually a clogged aerator, not a pressure problem. When the whole house changes at once, look at the regulator.
How we fix it
Put a gauge on it
We read your pressure at a hose bib. A gauge with a high-water needle also catches the spikes you never see.
Find the cause
High pressure points at the regulator. Low pressure can be the regulator, a half-closed main valve, a leak, or old galvanized pipe choked with rust.
Repair or replace the regulator
Some regulators can be rebuilt. Most older ones get a new valve, set to the right pressure for your house.
Check what the pressure already hurt
Supply hoses, shutoff valves, and the heater relief valve take the beating from high pressure. We check them and tell you what is worth replacing now.

Pressure and your water heater
Two parts on the heater tell you a lot about the pressure in the house.
- The expansion tank
- With a regulator on the main, heated water has nowhere to go as it expands. Code calls for an expansion tank on the heater, and a dead one sends the pressure up every time the burner runs.
- The relief valve
- A relief valve that drips is often doing its job, letting off pressure the house should never see. Swap the valve without fixing the pressure and the new one starts dripping too.
