Hillside plumbing has its own physics

Fountain Hills was built across hillsides, mostly custom homes from the 1970s through the 1990s. Water pressure changes with elevation, so a home low in its pressure zone can see very high street pressure. That makes the pressure regulator a working part, not a formality.

The supply runs are long too. A custom home set back on a hillside lot can have a private line far longer than any tract home, and a leak along it is your responsibility, not the district's.

Then there is the copper. Much of it is 30 to 50 years old now, and aging copper fails as pinhole leaks. In a home that sits empty for the summer, a pinhole can run for months before anyone sees it.

Fountain Hills has a lot of winter residents. A house that sits from May to October can hide a slow leak all summer, and the first sign is a ruined floor or a shocking water bill. We shut down, check, and restart seasonal homes so that does not happen.

On a hillside lot, the line from the meter to the house can run long and deep under decades of landscaping. A leak along it shows as a wet spot on the slope or a meter that spins with the house shut off. We locate it before anyone digs.
