Plumber in Tempe

Maple-Ash bungalows, mid-century slab homes, and a rental market that never slows down. Tempe has been on our route since day one, and it is a short drive from the shop.

The oldest pipes in the East Valley run under Tempe

Tempe filled in before most of the Valley existed. Maple-Ash, University Park, and Broadmor went up long before the big tract booms. Their drains are cast iron and clay, under trees that have had 50 years to find them.

Around that core sit the mid-century slab homes. Plenty still carry their original galvanized supply. That steel pipe rusts shut from the inside, so weak flow at every tap is the tell.

North of US-60 the picture flips to dense infill, townhomes, and one of the biggest rental markets in Arizona. Landlords call us because a unit cannot sit broken between tenants. Tempe has been in our service area since we opened, so none of this is new ground.

What breaks in Tempe

Tempe has the oldest housing on our route, and old housing writes its own call list. Here is what fills our Tempe days.

01

Cast iron and clay drains in the old core

The pre-1980 streets around Maple-Ash and Broadmor drain through pipe at or past its design life. Repeat backups with no obvious cause usually mean the pipe itself has channeled or cracked. We camera it first, so you decide from footage instead of a guess.

02

Roots from mature trees

The canopy that makes old Tempe worth living in sits right over the sewer laterals. Roots enter at clay joints and grow into a mat. We cut them out, then line the pipe so they lose their way back in.

03

Galvanized supply in mid-century homes

A 1960s Tempe slab home that never got repiped is running on steel pipe rusted most of the way shut. The signs are low flow everywhere at once and rusty water after the house sits. A repipe ends it for good.

04

Rental and student housing turnarounds

A broken heater or a backed-up drain in a rental costs the owner money every day it sits. We work with Tempe landlords and property managers on fast scheduling and straight reporting. Photos and a written finding, so you can decide from your desk.

05

Slab leaks under original copper

Copper run under a mid-century slab pinholes with age, and Tempe has a lot of that vintage. A warm spot on the floor or a water bill that jumped is the usual tell. We locate the leak before anyone opens concrete.
